Our brief
This modular building project involved the design, supply and installation of a multi-storey science and office block for Royal Holloway University.
As the building is classed as a permanent building under current UK planning guidelines, we had to be very conscious of the current regulations that needed to be achieved, passed and certified in order to conform to building control.
The university also required a 20 k/n floor loading in the ground-floor lab area.
Our solution
Extraspace Solutions successfully coordinated with the Head of Estates in order to bring the working drawings to the end user and agree final finishes that met the requirements set out in the tender.
We manufactured the building at our Dublin facility, and all 27 modules were transported to a holding site on the campus and installed over a weekend to minimise disruption.
The project had a six-week fit-out programme on site due to the high-end finish required. This included all mechanical, electrical and room layout finishes.
All services were designed to be recessed and enclosed, running through a suspended ceiling finish from each individual room through the corridors and circulation areas. Included in these services are an internal lift, full extraction system and all phone and data requirements.
To achieve the 20 k/n floor loading in the lab area and minimise onsite work and cost we installed a new Kingspan product, X-deck. By lowering the floor beams and increasing the foundation width, this allowed us to complete the entire floor back in our manufacturing facility. This meant that we simply needed to lay the floor covering on site to make the room fully operational.
Our team increased the U values in the walls and roof and installed a wet heating system. This design allowed us to carry out an SBEM calculation prior to the building going to site.
Full SBEM certification and building control approval were achieved, and the building has a very low rate of carbon emissions.
